Best leftover metros for remote workers

A remote salary is the one case where a cost-of-living index almost asks the right question — and still gets the answer wrong, because it has no tax bill and no bedroom count. Hold the paycheck flat and leftover is what you can actually spend.

The household these tables assume

Every number on this page is the same leftover equation the homepage calculator runs. The only thing held constant is pay. That is a specific household, not “remote workers” as a lifestyle:

  • Custom salary, remote mode. The occupation is not “software developer in that metro.” Gross pay is the figure you type, in every city. Local wage indexes do not scale it down when you leave the Bay or New York.
  • One adult, single filing, no kids, no partner pay. Add a second adult or a child under five and childcare plus a larger unit will reshuffle the list. This page is the clean remote-single case so you can see the tax-and-rent skeleton.
  • One-bedroom asking rent. Zillow ZORI at one bedroom, not a metro-wide average and not the Census median of the occupied stock. If you will sign a two-bedroom, open the ranking and change the bedrooms. The order moves.
  • Metros of at least 500k people. Below that cutoff leftover is often higher because rent is a bargain and the labour market is thin. That is a real number and a bad shortlist if you need an airport, a hospital system, or a dating pool. The full leftover ranking at $120k remote still includes the small metros if you want them. The dated leftover leaderboard is the same household at these three paychecks, top 20 only.

Federal income tax, Social Security, Medicare, state income tax, and city wage tax (New York City, Philadelphia, and the other locals the methodology names) all run. Groceries, utilities, healthcare and transport are a modelled month scaled by that metro's non-housing price level. Debt, tuition, travel and your savings rate are left out on purpose — those are yours, not the city's.

What leftover looks like at $80k, $120k and $160k

Three paychecks, same household. The cities at the top barely move, which is the point: when pay is flat, leftover is mostly rent plus the state tax you stop or start paying. The dollar gap between first and eighth is a few hundred a month at $80k and still only a few hundred at $160k. That is not a reason to chase #1. It is a reason to throw out the coastal metros that lose a thousand a month to rent and a city wage tax.

Why the same names keep winning

McAllen leads the $120k table at $5,021 leftover a month, with one-bedroom asking rent around $863. Texas and Tennessee have no state income tax. Asking rent in the Rio Grande Valley, El Paso, Memphis and San Antonio is not Bay Area rent. Stack those two facts and leftover is what you would expect: the paycheck you kept, minus a modest lease, minus a federal tax bill that does not care which metro you live in.

That is also why a COL index will point at many of the same names and still mislead you. The index will say “McAllen is 20% cheaper than the US.” Leftover says “at this paycheck, after this tax, at this bedroom count, here is the dollar.” The COL percent vs leftover dollars guide is the worked version of that gap. Remote is the case where the two answers are closest — and where a city wage tax, or a one-bedroom that is not the index's average unit, still flips a close call.

Washington and Florida also skip wage tax. They appear further down than people expect once you require 500k people: Spokane and Jacksonville show up; Miami does not, because a $2,000 one-bedroom eats the tax win. Remote does not repeal rent.

The mid-size cities that are the actual shortlist

Most remote workers who open this page will not move to the #1 cell. They will move to a metro they can picture. That is the useful work leftover does here: it tells you that Memphis still leaves about $4,818 a month at $120k — not as much as the top of the table, and a lot more than San Francisco or New York on the same paycheck. The city page is where you check the tax line, the rent line, and whether you can skip a car.

A practical remote shortlist is four metros, not twenty. Two should be leftover-strong and boring (a Texas or Tennessee city whose rent you can stand). Two should be leftover- acceptable and a place you already want (a mountain west or southeast city whose leftover is a few hundred lower). Then go look at listings at the bedroom count you used. Leftover has done its job when the forty cities that lose a thousand a month are off the list.

If you are not actually remote — if the job will pay local market once you land — turn remote off on the homepage and run the occupation. The ranking is a different country. Nurses, teachers and software developers do not get the same raise when they change metros. The metro checklist is the order I use when both modes are in play: run remote, run local, keep both shortlists until an offer exists.

What leftover will not tell a remote household

Remote leftover assumes you can do the job from that address. Licensing, a client who wants you in a time zone, a company that still wants Tuesdays in the office, and a partner whose job is not remote are hard filters. They do not appear in the table. Write them down before you fall in love with a $5,000 leftover cell.

It also assumes you will rent the modelled one-bedroom. Remote people often want a spare room that is an office. Flip bedrooms to two on the ranking and watch Texas stay near the top while the coastal one-bedroom bargains (there are not many) disappear. That is the household-size problem a COL index blended away.

State tax is not the whole tax story. Texas leftover looks excellent on a wage. Texas property tax is among the steepest in the country if you later buy; the city page housing topic shows the modelled buy-instead figure. Florida leftover skips income tax and does not price homeowners insurance. Washington leftover skips income tax and does not repeal Seattle-area home prices if you wander west of the Cascades. Use leftover as a filter, then read the tax and rent tradeoffs before you treat “no income tax” as a personality.

How to run this for your own paycheck

  1. Open the $120k remote leftover ranking (or the $80k / $160k versions) and replace the salary with yours. Keep remote on. Keep bedrooms honest.
  2. Throw out metros you will not live in for a reason leftover cannot see. Keep four.
  3. Open each surviving city page and read leftover against tax and rent, not against a percentage. The before-you-move checklist is the next step once an offer or a transfer date exists.
  4. If two leftovers are within a few hundred dollars, use a head-to-head so both tax codes run on the same remote paycheck — Austin vs Denver is the shape of that question, not a COL column.

Then leave the calculator. The visit, the listings, and the first month of overlap are not on this site. Leftover is the filter that keeps you from flying to a city that was only “cheap” on an index.
